Introducing Ascende.me, an eye-candy-view of some of the most breathtaking homes for sale in Metropolitan Phoenix.

I am introducing Ascende.me today at BloodhoundRealty.com. I’ve been working on this, in my spare time, since Steve Jobs announced tabbed browsing in the iPad version of Safari, and it’s time to draw further inspiration from Mr. Jobs: “Real artists ship.”

There is added functionality still to come in this software — and for something that looks like a web site, there is a ton of software under the hood.

Even so, the essential algorithm comes down to software-encoded art. That is a hint to Realtors in Phoenix: Your dipshit vendors can’t copy this. They’ll tell you they can, but they can’t.

If you are a Realtor in any other town, we can talk about licensing the underlying technology.

Instead of bombarding you with everything, Ascende gives you a small subset of available homes, an artistically-chosen selection of the best homes, the most stunning homes, the most impressively-marketed homes.

The purpose? To dream, to plan, to hope — and to capture. The homes featured in Ascende may not be for you, but they sure will give you ideas…

Got an iPad? Ascende will work on any normal browser, but it’s orientation-sensitive on the iPad. There will be more iPad integration to come.

Who “Nose” What’s Right?

This is an article whose inception has come from some recent interactions on other blogs with regard to NAR’s update of Article 10 of the Code of Ethics concerning discrimination against sexual orientation. Though I participated in commentary on this topic, what really was bothering me was what follows. Simply put, I’m pretty damned tired of being proselytized and dumbed down by NAR, and even more tired of watching the planet forsake common sense because crafty special interest groups have figured out how to dilute the “Fathertongue” so as to render it useless.

I’m against “Gay Marriage”, and wanted to talk with you about why.

Wait, excuse me for a minute…there’s a bunch of people at my door.  Oh my, it’s the ACLU, some folks with signs with something about LGBT on them, some reporters from MSNBC, and even someone from NAR with a photocopy of the newly amended Article 10 sexual orientation anti-discriminatory verbiage.

Ground rule #1 – This is not about religion. Yes, I am a Christian, and yes Christians mostly believe that gay marriage is not appropriate. Yes, I’m one of them. But in this article you get no traction with any comments slamming Christianity. This is not about my faith. As with most “discrimination” issues, I am well able to separate my philosophy and faith from an honest discussion about rule of law, society, sociology, the family, and more importantly, the long hand of a master to whom I owe no allegiance.

Splendor on — and in spite of — Labor Day.

This is me looking back on looking back on a Labor Day a long time ago. The first extract was written on Labor Day, 2005, as the City of New Orleans was demonstrating for all of us that dependence on government is a fatal error. The second extract was written a year or two before that. And the Labor Day I am talking about there must have been eleven or twelve years ago. Even so, every bit of this is perfectly apposite to the world we live in now — more is the pity.

This is me from elsewhen. I think about this every year at Labor Day. I spent much of the weekend working on business planning issues, macro, micro and meta. I remember from the days when I had a job how much I relished long weekends, because I could build so much on vast tracts of uninterrupted time. I did a bunch of money work last week, but my weekend was virtually my own — to fill with the work that too often takes a back seat to money work. Off and on we had Fox News on in the office, and the whining, pissing and moaning was an effective counterpoint to my entire way of life. My world is where the Splendor is, no alternatives, no substitutions, no adulterations, no crybaby excuses:

The time of your life is your sole capital. If you trade that time in such a way that you get in exchange less than you really want, less than you might actually have achieved, you have deliberately cheated yourself. You have acted to your own destruction by failing to use your time to construct of your life what you want most and need most and deserve most. You have let your obsession or anger — over what amounts to a trivial evil in a world where people are shredded alive — deprive you of all of the rest of your values. This is anegoic, acting contrary to the true needs of the self.

Unchained melody: Robert Earl Keen, Feelin’ good again.

This is my kind of country song, a celebration of what human social interaction can be and should be.

This is what Don Reedy comes to BloodhoundBlog for. Teri Lussier, too. Al Lorenz, as well, I think, all of them in their own ways, along with a few other folks.

The funny part is, I’m actually pretty poor at delivering that experience here.

That feelin’-good-again feeling comes not so much from BloodhoundBlog as it does from BloodhoundBlog Unchained, from our memories of our shared experiences in Phoenix, Orlando and Seattle.

Here’s why: BloodhoundBlog Unchained brought out the best in you, wherever we did it. We were all of us learning, all of us teaching, and all of us were appreciated for our accomplishments. Just making it through our killer workdays was an achievement all on its own, but what made those workdays feel so right was that your virtues were fully visible to everyone, and each one of us was in full agreement about the worthiness and admirability of those virtues.

I am due some credit for this, I think. You cannot both attract my attention and hide from me. I learn a lot about the people I see from every opportunity I have to observe them. I have done this for my entire adult life, and I know I am good at it. When I see you, even if you don’t know I am aware of you, I am figuring out everything I can about you, gleaning every implication I can from every action of yours I am aware of. I can do a plausible back-story on just about anyone, and if I take the time to think about you, any secrets you keep from me will be matters of meaningless detail. I will have inferred everything about you that matters to you.

That’s actually a fine reason to dismiss me: I am scary-good at “reading” people.

But that matters in this context because I think that feelin’-good-again feeling starts with me seeing, understanding, admiring and celebrating your virtues — and celebrating you for being so wonderfully virtuous — by my standards and by your own. I Read more

Some black real estate humor for Friday: We have to destroy the village to save it? No, save it first, then destroy it.

A couple of real estate headlines from the you-have-to-laugh section of the news-nets:

From the New York Times, when a bank is too big to fail, you have to rescue it so you can sue it later. Missing, for some reason, from the list of parties to be sued: Barney Franks, Christopher Dodd, Andrew Cuomo, the NAR — and FannieMae and FreddieMac. Given that crony-“capitalist” Warren (tax-me-more-please) Buffett just dumped billions into the Bank of America, I’m thinking we can look forward to this lawsuit ending with a whimper.

Meanwhile, in bucolic New London, CT, the land that the city fought all the way to the Supreme Court for the “right” to steal in the famous Kelo case is now — wait for it — a dumping ground. Nice.

Google Thinks Your IDX Site Sucks

There are plenty of places to go if this is your first time hearing about “Panda”, but the general idea is that Google has set out to target what it considers to be “low quality” content of the sort generally propagated by link farms, scrapers, and the eHows of the Web.

Any time Google makes a major change to their algorithm there are winners and losers, and you can count on the losers to raise a fuss about Google goring their ox. This time, Google has come back and said, in effect, “If you don’t publish crap you have nothing to worry about”.

The problem for those of us who currently rely on IDX to power listing search on broker and agent Web sites is that IDX content is, by Google’s definition, crap — and the crap has come home to roost: Some of our sites are down 30% since Panda hit.

This, finally, should force some brokers to address the issue of content quality and strategy, because the alternative is to pay through the nose for inquiries that Google would send, for free, if brokers understood what Google wants.

Here are some of the questions Google suggests site owners ask themselves about their content. I’ve picked a few that speak directly to real estate listings and IDX (the whole list is here). Every place that Google had the words “article”, “content”, or “page” I’ve inserted the real estate specific terminology {in brackets}:

  • Does the {listing detail page} provide original content or information, original reporting, original research, or original analysis?
    Google is focused on sending its users to the creators of original content, because that is generally the best user experience. Since the listing agent is the only one who actually knows anything about the listing, that is doubly true for real estate.The irony is that all listing content — the text, the pictures, the video — is original content right up until the moment it goes into IDX and listing syndication. It’s hot and dry and gorgeous in the desert.

The photo is from a house Cathy closed on today. That’s what they call a street, out in the sticks. You can measure how clean the air is by the definition of my shadow, maybe sixty feet away. On the way home, we saw a yearling coyote on Dear Valley Road.

Our annual late summer “monsoon” is being pushed out of the valley by very hot, dry weather rolling in from the Mohave Desert. Within the next couple of weeks, we will shift back to the dry heat that makes Phoenix so perfect all winter long.

Reuters: “Homeowners without a job or good credit histories have been essentially shut out of the refinancing process.”

And this is bad news?

That entire Reuters article is interesting, as will be the forthcoming stories on President Obama’s big, big plans to put Americans to work.

Two important facts emerge, I think:

First, no one in the entire ruling class has any idea how jobs are created. Stimulating demand while you stymie production is just another way of driving up prices at the cash register.

But second, I think Obama is managing to do what decades of conservative and libertarian ideologues have failed to do: He is demonstrating the futility of the entire Keynesian approach to government.

It’s an internet effect, of course. The massive increase in information velocity makes smoke-and-mirrors academic obfuscation more and more difficult.

But Obama’s uncanny political ineptitude is making it that much easier for Americans to discover that, for all the hype, the emperor has always been naked.

What Willie’s Roadhouse taught me about being a Niche Biche.

Yes, yes, I’m late to the SiriusXm party I admit it, but we recently got rid of a car with a cassette player, so that should tell you a lot. Honestly, the only thing I knew about satellite radio was Howard Stern so you can’t really blame me, can you? But that’s the past. Now that I’m here, can I tell you how much I love it? I do! I love it! A channel of nothing but Broadway show tunes? What, are you kidding me? My gay clients and I have sing-alongs, but that’s not why I love it. Here’s why I love it: It’s specialized. I don’t know how many channels there are altogether because I only listen to two. I flip between OnBroadway and Willie’s Roadhouse. I’m not interested in Spa, POTUS, or Hair Nation (If you’ve ever met me you know I live in my own private Hair Nation, thanksanyway), or any other of the bazillion channels available, each so freaking specialized and focused that it blows my mind! On the way from OnBroadway to Roadhouse, I have to pass Prime Country, Outlaw Country, Bluegrass Junction, and The Highway. No thank you, I’m not interested. I want my Roadhouse. I want my George and Tammy, my Johnny and June, and a little lite Texas Swing thrown in to mix it up. I’ve been laboring under the false impression that C&W was C&W but no, not even close. And each radio station taps into one tiny segment of the entire car-driving radio-listening population, each driver getting their own unique radio itch scratched in just the right place- it’s ecstasy. Pure unadulterated radio ecstasy. But this is a real estate blog so let’s talk Realtor talk.

Last week I was referring a lead to a Realtor and she informed me that I’m too quick to limit myself to one area. Why Build “The Pearl” in Solana Beach When Buying Existing Resale Housing Would Save Taxpayers Money?

My little slice of Heaven, Solana Beach, is developing  A $6 million, ten-unit, low-income housing complex:

The three-level building would have a 1,300 square-foot market on the ground floor, and 10 housing rental units above. The site is now a parking lot with 31 spots, used heavily for beach access and for the junior lifeguard program. A lot with some underground parking with 54 spots is proposed.

“The Pearl” will be a mixed-use development, with a small market and ten housing units which can house up to 44 people.  Ginger Hitzke is the Temecula-based developer.  Her work history includes various “public/private developments”, as a Vice President with the Affirmed Housing Group and now, as a lead developer with Community Collective.

Naturally, the coastal residents are up in arms about the affect on the neighborhood:

Residents packed the City Council chambers, many complaining that The Pearl would increase traffic, loitering, reduce property values, and wouldn’t mesh with the surrounding blufftop condominiums that line Sierra Avenue.

“The city just seems too desperate to fund the building of 10 units to complete the settlement of a bungled lawsuit regarding the loss of 13 low-income units,” said Mark Tiddens, an area resident.

The Condominium Organization of South Sierra Avenue will vote by Sept. 2 on whether to formally oppose the project. Story poles indicating the outline of the building are now in place at the site, a public parking lot near a beach access.

The morality of redistribution of wealth schemes, and the efficacy of Keynesian stimulii notwithstanding, wouldn’t it just be easier to buy ten listed homes for sale?   I searched for Solana Beach homes for sale, under $600,000, and found 24 active listings. To purchase existing listings meets the ideals of “integrating low-income residents” throughout the community, would be easier to manage, and can be accomplished quickly.

The City could make a public announcement that it intends to purchase ten homes for less than $550,000, offer a 4% co-brokerage fee, and suggest that it will give preference to short sales or foreclosure situations,  My guess is it would be flooded with offers to sell.

Saying goodbye to Shyly…

She loved me better than any dog I’ve ever known. She loved me better than I deserved, more than I ever did anything to earn. She was with me at my desk all day and on the floor beside my bed all night. When I left the house, she would wait for my return where last she saw me, and when I came home she would yip and scamper and dance and rejoice with every fiber of her being.

I loved her better than any dog I’ve ever known, but I loved her nothing like she deserved. I loved having her with me, but I ignored her almost all the time. But I always knew where to drop my hand when I wanted to touch her. I didn’t have to look for her. Her love and her loyalty were so complete, I always knew where she would be.

She taught me so much just by being alive, but what she taught me best was how to be that completely, that unreservedly, that rapturously alive. She was beautiful inside and out, and she was exuberantly delighted every day of her life — even this one, the last day of her life.

The photo montage above is from the out-takes from our Christmas Card for the year 2000. Shyly is the gorgeous black bitch in my arms who can’t sit still — who never could sit still.

She was a mutt, half Chow, half Labrador, but she was a proud and perfect puppy for every minute that she lived — always eager, always excited, always involved. She died at peace, as dogs can and as human beings so often cannot. I know she had a happy life, and I’m glad she had a painless death.

She was with me for thirteen years, but she’ll be with me for the rest of my life. I’ll never love another dog as much as I loved my Shylygirl. I’ll miss her every day.
