I think it’s brilliant… Because the number of agents that this vid will resonate with is much larger than the number of those who will shake their heads and call Mr. Ferry a dinosaur.
Is going to be fun to watch this one go ironically viral?

For what it’s worth I wouldn’t personally call Mr. Ferry a dinosaur either. For the first buncha years of my real estate life I did pretty good putting into practice the stuff I learned from a bunch of his cd’s I kept stashed under the bed (with some other dirty goodies, mostly Tom Hopkins I think…)
Point is, I didn’t really get the point of the vid.
If it was an inside joke, than it kind of underscores a danger of making stuff public via a tool like youtube whether intentional or not.
If it wasn’t an inside joke –(I’d like to think this is the case because vids can be shared privately?)– I genuinely think it’s an awesome tactical strategy if recruiting more trainees is the intent…

As someone who owes his success early on to Mike Ferry, I wouldn’t call him a dinosaur either.. I still use scripts today, especially the listing presentation. I have embraced technology, but still rely on the basics I learned from more than 20 years ago that are as much of my day today as they were then.

As someone who’s never used Mike Ferry and is generally unimpressed with most of these RE “experts” who have more experience selling seats than homes, I think I understand the point of the video. He’s telling agents, correctly I might add, to get back to work and stop wasting time on Facebook and Twitter.
That’s not to say one cannot incorporate Facebook as part of a long term marketing strategy (my thoughts on Twitter are not so optimistic), but much like blogging did before it, Facebook has taken on a Holy Grail-like status. From what I’ve witnessed Facebook as practiced by most agents – hell, most people in general – is a HUGE time vampire.
I agree with Mike Ferry on this one. Hmmm, I guess it’s true what they say: even a blind pig finds the occasional truffle. π

Nifty satirical piece. I agree with his main point in that agents need to stop buying into hype, and looking more closely on the return on their investment (and it goes beyond time spent solely on technology/social media like Twitter, Facebook, etc – it applies to all aspects of their “work” efforts). Great video.

Disclosure: I am not a Mike Ferry fan. We’ve got Tom Ferry all over us here in Southern California, and I’m simply sick of his stuff.
BUT, at the heart of all these sales training guys and gals are the basic truths of selling, more clearly (I believe) delineated by Zig and Tom and Nightingale and Hill.
I was amused, see the “joke”, and but also the irony.
I personally want to be more like Jeff Brown, skinning more cats. I know Ferry has an understanding of what Jeff does, and his (Ferry’s) paychecks are dependent on that. But it’s disingenuous for him to slam Facebook and even Twitter with this video. Hey, you’ve got to answer calls on your time. You’ve got to invite and accept friends on Facebook on your terms.
Funny hat. I’m looking for the guys who understand AIDA, love people and the profession they work, and have the common sense to use, not abuse the concepts that social media offer.
Wait!!! I found the guys I reference above. They’re called Bloodhounds, and the hats they wear are funny like Ryan, coonskins like that worn by Jeff, and probably lots of baseball caps worn by die hard Phillies fans.
Got to go. My phone is ringing with another person asking me how to post a comment to this blog.

Obviously this is a spoof. Mike isn’t recruiting, I think he is telling his agents to get back to work.
He definitely was a big part of my evolution as an agent. I know he pushes his coaching a lot and I never bought into that aspect, but the core of his teaching which is prospecting every day has made more money for agents than all of twitter, facebook, and blogging combined…IMHO!

It’s the same message Ferry has been putting out since forever. IMHO FB is indeed far too much of a time suck for the anemic results it generates. Meanwhile, those who’re figuring out how to get in front of the most prospects who can tell them to go to hell are doing big time business in the crappiest atmosphere I’ve seen in my four decades watching.
Mike’s making fun of those who’ve simply found another way to attempt to generate business as passively as possible — the primary agenda — avoid actually being a gladiator in the arena. Don’t get me wrong, I’m embracing technology myself more and more, but in ways that REQUIRE me to go to battle proactively day in and day out.
I repeat an earlier observation — when the FB/hi-tech crowd create as many million dollar commission agents as Mike has, they’ll have more credibility than they do today. At this point, sadly, all they’ve done is allowed him to make a video pokin’ fun at them.

I’ve never been a big Mike Ferry fan…I’ve never thought of potential clients as “leads” and I’m not into “cold calling”.
I did spend some time in the Joe Stumpf By Referral Only camp, investing a few years in coaching… I don’t belong to any programs now nor do I see myself hiring a business coach either.
The one take away that I have from the video that I agree with is that it doesn’t matter how many friends/follwers you have on Twitter or Facebook. That part, Mr Ferry “gets”…however I don’t think he “gets” how you can use Twitter and Facebook for your real estate based business and growing relationships. Of course I’m saying this just based on the 5 minute video.

I was told I needed to blog in the Real Estate business. I had been a Tommy Hopkins, David Knox advocate of having Open houses. I used Mike’s scripts and they work well also.
Then a stunning thing happened when I started using internet techniques Real Estate agents use in my cleaning business. It works!
I get 25% of my business from the internet and another 30% from referrals. I also use A Boards that I put out on Saturday and Sunday.
For a high ticket item I think people want people who they know. For smaller, easy purchase items, I think the internet can’t be beat.

We don’t twitter, don’t use facebook and have more business than can be handled. Why? I have a partner named Google. Works 24/7, doesn’t complain, brings me more business than I know what to do with and everything is on autopilot. Why are so many stuck on SM…? Becasue they don’t know how to attract the buyers into their funnel with little or no effort.
It is EASY to be successful in real estate sales. And sorry to say but the technology HAS made it easier. 4 closings this month so far. And only 1 client has even seen the property they are buying. So all the crap about pressing palms and such is BS if you know how to use technology correctly.
