Is she talking to me? I haven’t been sure. I would as soon talk about the inaccuracy of a Zestimate as I would about the inaccuracy of horoscope. The set of things that can be accurate or inaccurate and the set of things Zillow.com or an astrologer can deliver do not overlap.
On the other hand, I am floating on air. My kid is about 90% done with the mission-critical functions of a visual IDX in less than six hours. Pilot-project, but inherently scalable. My victories consist simply of being right that this was relatively easily done and of being a very proud papa, but, even so, my elation is unbounded. I’m feeling good enough that later I just might talk about how Zillow.com could get it better. Not right, but better.
The Zillow Zestimate on my home went up $300,000 within a week after I posted it back in February, and is now up $400,000 from the opening day Zillow Zestimate.
Lesson learned…it’s OK to OVER value someone’s home, but not to UNDER value it…at least if you hope to sell something on the site and gain approval, and not just the attention, of the masses.

Is that what you would want an appraiser to do?
I agree with you about equitable effort in the exercise of agency. But equity is more than just an effort.

Here are some good ol’ boys in Texas who are using Zillow.com to milk the rubes. They’re responsible for their own behavor, of course, but who made it possible?

The only time an appraiser should be at the lower end of his equation is when he’s doin an appraisal for estate tax purposes.
