From Howard Brinton’s closing remarks tonight at the StarPower Conference, here are Gregg Neuman‘s Top Ten Reasons for Optimism:
- 10. 3,600 fewer agents in my market
- 9. Downward pressure on commissions is gone
- 8. Developers/builders welcoming us again
- 7. Discount brokerages vanishing
- 6. FSBOs are extinct or nearly so
- 5. Foreclosure/short sale market thriving
- 4. Great market for buyer’s agents (you can negotiate)
- 3. Declining prices opens market to more first-time buyers
- 2. Sellers willing to listen to reality
- 1. Sellers need us now and THEY know it
Realtor optimism, yes. For sellers, not so much. But it is a real improvement over crying in your beer that times are tough.

Greg – #7 of course was predictable. This is maybe the fourth time we’ve seen them sweep onto the scene then quietly, like steam in the air – disappear.
He’s from my town and has been a killer producer a pretty long time. It’s easy to understand why he’d choose optimism. What’s his alternative? 🙂
That said, don’t you think with the shrinking competition he’s facing now, rising commission rates, and builders with better attitudes, that the next 18 months might be the best he’s had since ’04?

Thanks for the conference info! I have been trying to find the 1st post that was not a supplier and you had it! I was not able to be there and was real thirsty for the food I get at Star Power!
