Another clip from the discussions Cathy and I had Sunday at open house. This film explores ideas for the focused marketing of specific types of real estate products — for example, how we might take different approaches with historic versus ultra-modern versus mid-century homes. Amazingly enough, there is some actual visual interest in the movie — all of it added in post-production.

When video is poorly produced, like most of what you see on YouTube and other video portal sites like that, it is no wonder why people have a low opinion of the value of using video for real estate marketing.
Most agents and brokers tend to think that real estate videos are to be used solely to show the front, inside and back of the listing. Of course, featuring these is vital to interest a potential buyer in the house, but the purchase of a house is much more than the four walls, curb appeal and backyard. It also includes the surrounding areas – the neighborhood, the town it is in, the shopping and dining experience in that community, the associated lifestyle, the activities, amenities, etc., that the buyer is buying into with that house.
Additionally, video in real estate marketing can also be used to tell the story of the listing agent or the builder / developer / architect of the house, the materials that the house was made of, and interesting facts like that.
We all know that real estate is relationship selling. If I like you, and you like me, then doing business together is much more likely. The challenge is – How do you get someone you haven’t yet met interested in working with you so that you can have that opportunity to form a life-long relationship with them? How do you get that stranger to pick up the phone or walk into your office to give you that chance?
Consider this. If a realtor, broker or loan officer has a video profile showing who he or she is from both professional and personal scenarios in their marketing program, where someone could view it over the Web and determine for themselves if they like what that person is about or can appreciate that person because of similar likes, dislikes or hobbies, doesn’t that give the agent a leg up over their competition and provide an advantage over picking a name off of a bus bench or out of the newspaper ads?
I would think so. In fact, I know so. It works.

We have just begun to integrate video tours of our rent to owns. We are doing it ourselves and have spent a lot of time learning how to get the quality up. For anyone considering youtube, its NOT the way to go in my opinion, instead integrate it yourself… Thanks for this video production series. Great info.
