Would somebody please buy it so the poor sap can scrape together what’s left of his dignity…?

Blogging about the home sale has been a fun exercise for me but the real difficulty has been that I am very private about my personal life. I am not super comfortable with everything I am writing.
I figure that home sale records are public domain anyway so what’s the big deal, right?
We can’t sell our home on our own so it will be listed with an agent in the next few weeks. Meanwhile, maybe there will be enough buzz surrounding our place to generate an offer before we’re on the hook for 5%.
What about you, Greg? Feel like giving up sunny Phoenix for sunny Chicago? Don’t worry about the temperature here — it’s not so bad. It’s a “dry” cold.

That’s an excellent single-property weblog. I hadn’t looked at it since the start of the year. You’re not in the smallest way personally-revealing, so you can relax on that score.
How is CraigsList pulling? All apologies to TruZillow, but CraigsList should outpull both by a huge amount. If you’re not getting calls, your price is too high for the perceived value. Marketing can’t do a thing if the buyers aren’t there. If you can get them to come see the house, your staging and marketing can have the effect of pulling the price back up.
FSBO-buyers are looking for bargains. Appraisals are backward looking. When you list, listen hard for current market data — what homes like yours are actually selling fro right now. IOW, your listed price may be higher than your CraigsList price and still bring you buyers. In any case, the marketing value of an MLS listing is immense. There is simply no other tool that will bring you that much exposure — not all of them put together.

It’s funny, though. I keep hearing that same word: “intrigue”.
Blogging about a home for sale doesn’t seem to be all that ground-breaking, but I sense that there are a lot of interested, casual observers.
I’d like to turn the question around: If you were listing for a client, how would *you* use a “home page”? Clearly, it’s a time-intensive process.

When hell freezes over, Dan. When hell freezes over. I grew up on the Great Lakes. And it was fun as long as “snow days” meant school was closed. Once I joined the ranks of responsible adults, though, and had to be responsible even when I thought I would freeze in place walking up East Ninth with the wind of Lake Erie in my face… Well, there’s no way I’d go back. Phoenix will never get hot enough.

Greg, he’s a mortgage guy. I think they are an exception to the rule of not putting your listings on a blog. We’re not supposed to pimp our listings on a blog. But I think a mortgage guy is allowed to pimp his own townhouse, especially if it is on a completely separately dedicated “pimp blog”.

We have been gun-shy about listing since last summer, but we have one coming up next Thursday that will deploy all of our current ideas, including a single-property weblog.

I tried the “home blog” idea a few months back — my thought was that the sellers (I gave them all author logins) could participate and post cool little tidbits — such as “this is a photo of the sunset from my back patio last night”. Well it bombed. No one had the time, energy or inclination to contribute those cool little tidbits.
